Inspection Report – Water Damage
Property: Flat
Issue: Water Damage
Tank Room
During the inspection, the following damage was identified:
* Water staining to the walls.
* Areas of mold growth caused by moisture.
* Skirting boards have sustained significant water damage and are beyond repair.
Recommendation:
* Replace all skirting boards within the tank room.
* Prepare and repaint all walls and woodwork throughout the room following completion of any necessary drying and remedial works.
Lounge
The following damage was identified:
* Water staining to two walls where moisture has entered the room.
* Skirting board adjacent to the tank room has sustained water damage and is beyond repair.
Recommendation:
* Replace the damaged skirting board.
* Prepare and repaint all walls within the lounge. Repainting the entire room is recommended to ensure a consistent colour and finish, as newly painted areas will not match the existing aged paint.
* Repaint all skirting boards throughout the lounge to provide a uniform finish and prevent visible colour differences between new and existing paintwork

- Deposit Payment: will need to be paid before the job is undertaken before R Pro decorators starts any work.
- Any Major Faults found: that needs remedial work which is here listed walls, ceiling, woodwork, water stain, major cracks in plaster work, peeling from incorrect application from previous application from home owners DIY, painter or any another person, will be charged as extra to the total only if not already requested in the list of works by the customer Specification but only after any such issue has been discussed with you. Any problems not disclosed or found by R Pro Decorators will be charged as extra work. See more here.
- Materials: are non-refundable & remain the property of R Pro Decorators until full total invoice payment is cleared and received. Account and Materials also follows on R Pro Decorators T&C.
- Payments: are to be paid by bank transfer or cash only. Part total payments are to be paid in full every 2 working days during the job, and full payment is to be completed & paid on the day of completion. Invoice days are Tuesday and Thursday.
- Empty paint tins: will be recycled only when applicable on a job, if paint tin(s) are empty with lids and not contaminated by any other products on the job, and the terms and conditions are followed and have been met.
- Any colour chosen is the responsibility of the customer, and we strongly recommend having a tester pot sample made so you can test different areas and surfaces – please see technical advice on the R Pro Decorators website (please note any paint mixed in your chosen colour cannot be refunded if you change your mind, once already mixed by the supplier).
- Terms and conditions are to be fully read and signed by the customer before any work is undertaken.
- R Pro Decorators step-by-step guide before we begin any project – this confirms that I have received R Pro Decorators' step-by-step guide, either via text, email, verbally, brochure, or by reading it on the R Pro Decorators website.
- This project is undertaken under the brand of R Pro Decorators – not under any other brand.
- Customer agrees to follow government guidelines / R Pro Decorators safety T&C for COVID-19.
- If anything is missing from this list of works, please notify us before signing so we can add it to the specification above.
- Any added works during the job need to be signed for by the customer so we can add them to our spec sheet.
- No refund on any labour worked.

- If the customer changes profiling during or after a project, please be aware there is an extra charge if requested to paint additional areas.
- R Pro Decorators is not responsible for any products used on any project, as we are not the manufacturer of any products. There are no guarantees with any product used from the manufacturer – this is standard practice with every paint manufacturer. It is the responsibility of the manufacturer of any products used, and its performance; the manufacturer is solely liable for their own products, not R Pro Decorators.
- Paints applied to areas may need a 3rd coat, which is an extra cost in labour and materials if needed beyond the estimated job.
- The substrate (walls, etc.) of your original building has no guarantees by R Pro Decorators during or after works are finished, and is the customer's responsibility – cracking, peeling, and other problems can re-occur to the original building, which is not the responsibility of R Pro Decorators.
- R Pro Decorators is not responsible for any supplier's service, deliveries, payments, stock, or conduct.
- Wellbeing operations customers are to follow during and after hours of the project – see T&C for more info.
- R Pro Decorators stipulates start dates of all projects and timings of work – guidance & understanding on time frames.
- R Pro Decorators is not VAT registered – no VAT on our labour.
- Should a customer, other trade, or installation of new items in an area damage our work after completion or during works, and you wish us to correct and repaint, please be aware there is an extra charge for this work.
- AI (ChatGPT) advice cannot replace 20+ years of real trade experience or the specific details of your project.
- Documents from R Pro Decorators must not be shared, copied, or screen-captured without our written permission.
